Importants Questions
No doubt you will have many questions to ask before such an important decision as buying a home abroad. We hope to answer all the major points here but if you have any other questions please don't hesitate to give us a call.
What does the price include?

Our prices always include delivery of your home to park, all installations i.e. water, electricity and sewerage connection, transit insurance, steps, white goods as described with each home. Furniture including table, chairs, comfortable lounge seating. See home specification for full details. Optional extras include veranda/decking, TV/sat TV, air conditioning where possible and outside leisure furniture. Park Homes, particularly at Esponella, will include most of these extras as standard. There are no hidden extras, at the time of placing your order you will be in possession of a full and comprehensive list concerning all aspects of your purchase.
What about future plot security?

This is possibly the most important question. Buying a mobile or Park Home in Spain is very different to that in the UK. In the UK the park itself will almost certainly sell you the home. This is open to obvious and well documented abuse. Some years down the line unscrupulous park owners have been known to demand that owners replace older homes, to be bought, of course, from themselves. In Spain the park owners do not sell you the home. Their interest is in you paying your annual park fees and they get a bonus if you use their facilities i.e. restaurant bar, shops etc. Provided you pay your annual fee and observe the common sense park regulations you can stay indefinitely. You are of course free to move your home to another park if you choose to do so.
What are the running costs?

Your annual park fee which varies from park to park. Utilities - water and electricity is usually on a meter. Bottled gas - usually between 12 and 14 euros a large bottle.(there may be a small charge to set up your gas supply).
Will Parkliving Spain provide aftersales?

Most other companies will sell you your home and then leave you to deal with the park owners from that point - you will be expected to install your own sat TV, and administer your own park fees.etc,etc. At Parkliving Spain we will organise and install all your separate requirements. In addition, on most parks, Parkliving Spain or our local sister company will administer your park fees, meet and greet your sublets, provide a cleaning and linen service and you will have the option of booking our "home care" service which keeps an eye on your home in your absence.
Will my home hold it's value?

If you purchase a high quality mobile home such as a Louisiane and install it on a quality park you can reasonably expect your home to hold its value. We strongly believe that at a really exclusive park with a unique location such as our Esponella park you can reasonably expect your home to sell at a premium, especially if you have a particularly attractive plot and have added extra features such as decking etc.
What is my situation if I want to sell my home?

You are free to sell your home at any time. You can sell it privately and providing the park owners are happy with the new buyer and all site fees and utility bills are up to date you can proceed with your sale. The parks we operate on do not charge a commission (often 10%) when you sell your home, if this situation changes you will be informed. If you prefer Parkliving Spain to advertise and sell your home we charge a 10% commission. However we will probably achieve a higher price for your home which should offset most of the commission. Park owners will not normally allow you to advertise your home on the park.
What is my legal position?

Buying a mobile or park home is relatively simple and similar to buying a car or caravan. Each home has a serial or chassis number and a simple sale agreement is drawn up without complicated legal formalities.

Your annual rental agreement is with the park although in many cases it will be administered by our Parkliving Spain sister company on your behalf. Your rental agreement is renewable for as long as you wish to remain on site.

Are there any restrictions on the length of my stay?

The law varies in different regions of Spain. For example in Catalonia you can occupy your home for any 11 months in the year.
